Idaho Refinancing Expert Explains New Home Affordable Refinance Program

Idaho Refinancing Expert Wilfried Leammon & Jennie Woodall explains all about the revamped government program that provides refinancing options to homeowners who owe more on their mortgage than their house it worth called HARP 2.0.

Meridian, ID -- (SBWIRE) -- 08/23/2012 -- Created in 2009 as part of that year's economic stimulus program, the Home Affordable Refinance Program (HARP) is a government-backed program for homeowners whose homes have dropped in value since 2009.

HARP "looks the other way" with respect to a home's loan-to-value, giving underwater homeowners access to "prime" mortgage rates for which they would otherwise be ineligible, or for which they would be required to pay a steep mortgage insurance premium.

HARP allows for unlimited loan-to-value and, more than 3 years after launching, the program is finally building its momentum. Through the first six months of 2012, more than 422,000 U.S. homeowners used HARP.

The pace at which HARP loans are closing is quickening, too.

March 2009 - June 2012 : 37,046 HARP loan completions per month, on average
January - June 2012 : 70,495 HARP loan completions per month, on average
June 2012 : 125,865 HARP loan completions
HARP was designed to reach 7 million U.S. households. At its current growth pace, the Home Affordable Refinance Program may meet that goal in Q2 2013.

Want To Use HARP? See Today's Mortgage Rates.

The Home Affordable Refinance Program program is inclusionary; it aims to approve everyone who applies. By design, lending standards are loose so banks are eager to underwrite and approve as many HARP loans as possible.

If your home has lost equity and you want to use the Home Affordable Refinance Program, get started with a rate quote. HARP won't expire until December 31, 2013 but mortgage rates won't likely stay low until then.

Wilfried Leammon & Jennie Woodall, a Meridian, Idaho based mortgage consultant, has released a new web site at: http://boisemortgageexperts.com designed to remove the confusion about this latest government program.

This new HARP 2.0 resource site shares details about the basics of this mortgage lending solution and answers questions like:

- What are HARP loans all about, in a nutshell – in layman's terms?
- What are the benefits of HARP loans?
- What kind of mortgage loans can HARP funds be used for?
- Do I qualify for the HARP program?
- What documents do I need to bring to the lender when I apply?
- And much more…

The new resource site showcases pages of information to help Idaho borrowers realize that HARP loans are an ideal way for families with homes that have dropped in value to rebuild their investment, creating equity faster under a new structure.

HARP Specialist & Jennie Woodall, says "readily available and with low interest rates, these HARP loans are an exciting way for people to enjoy double savings with lower monthly mortgage installment loan payments and increased equity over the long term restructuring."

Idaho Refinancing Expert Explains New Home Affordable Refinance Program

Idaho Refinancing Expert Wilfried Leammon & Jennie Woodall explains all about the revamped government program that provides refinancing options to homeowners who owe more on their mortgage that their house it worth called HARP 2.0.

Boise, ID -- (ReleaseWire) -- 05/02/2012 -- The wait is over for homeowners who want to refinance but owe more on their mortgages than their homes are worth. Borrowers should find a wide range of lenders offering refinances through HARP 2.0, a program that allows borrowers to refinance regardless of how deeply underwater they are.

In places that were hit hardest by the housing downturn, homeowners have been waiting to refinance under HARP 2.0 for months, as it is their only chance to refinance at a lower rate.

HARP 2.0, a revamped version of the Home Affordable Refinance Program, was announced five months ago. Until now, only a limited number of borrowers had access to it. Although a few national lenders started to offer HARP 2.0 refinances to their own customers earlier this year, most lenders had to wait for Fannie Mae and Freddie Mac to update their automated underwriting systems with the program's new rules. All updates Have been completed!!

Today borrowers should have plenty of options when shopping for a HARP 2.0 refinance. If you are turned down for HARP 2.0, it makes sense to talk to a different lender.

Who is Eligible?
To qualify for a HARP 2.0 refinance, you must meet these requirements.

- Your mortgage must have been sold to Fannie Mae or Freddie Mac before June 1, 2009.
- You must be current on the mortgage and have no late payments in the last six months. A late payment is defined as one that's more than 30 days overdue.
- You must not have more than one late payment in the past 12 months.
- This must be your first refinance through HARP. If you have refinanced under an earlier version of HARP, then you do not qualify.

Overlays
Most lender will add their own Guidelines to the HARP 2.0 program. Such as limiting the LTV to 125% on Primary Home and 105% to Non Owner Occupied home. There will also be added Credit score requirements as well.

We are one of the few Lenders in town that do not have those Overlays. So if you have been turned down by another bank, Call us today!!

Boise, Idaho Based Mortgage Broker Reveals 3 Things Lenders Don't Want You to Know About Shopping for a Mortgage Online

Boise, Idaho based Mortgage Broker Wilfried Leammon & Jennie Woodall reveals 3 things you should watch out for when shopping for home-finance products on the Internet.

Boise, ID -- (ReleaseWire) -- 02/01/2012 -- Anyone who's even remotely interested in shopping for a home loan has probably paid attention to all those commercials on TV touting the ease of using any of a variety of Internet services to compare mortgage offers from the comfort of your home. You may even have tried a couple of them yourself. But Wilfried Leammon & Jennie Woodall, a Loan Officer with Guild Mortgage NMLS# CO 3274 BR 97569, says Boise, Idaho residents need to watch out when trying to use the Internet to do the heavy lifting for them.

"Sometimes, these Internet services might work fairly well for certain people." "But the one-size-fits-all approach they offer is going to leave a lot of people with loans that aren't the best for them, or even worse, they may be shut out of the process altogether."

Wilfried Leammon & Jennie Woodall says the problem with these services is that they never really get to know anything about your financial situation other than your credit history and income level. "So basically what winds up happening is that you're reduced to a number to them. And if they don't like whatever that number is, you're out of luck."

Here are three things you should watch out for when shopping for home-finance products on the Internet – things most online mortgage sites hope you ignore:

- Do they provide advice to help when choosing between loan products? Most sites simply gather offers, throw them in your lap, and pressure you to choose between them. Unless you're a pretty experienced mortgage pro, deciding on the best offer can be difficult, if not impossible.

- What do they offer people in special financial circumstances – such as the self-employed or people with damaged credit? Most of these sites don't even want to work with you unless you meet their stringent criteria.

- Do they take the time to find out about your unique situation, or are you just a cyber-borrower in their eyes? Most of these sites simply don't have the manpower to individually work with every borrower. So a lot of times you wind up with a bad loan simply because there was no one to check if they could have gotten you a better deal.

So, what's the solution? Use the Internet to educate yourself and then work with a real human being. You may not have thought about "old-fashioned" methods of finding the best deal, such as working with a mortgage broker. "But for anyone who values a real person sitting down with you and working through the process, there's no better option," says Jennie Woodall.

Boise, Idaho - based mortgage expert Wilfried Leammon & Jennie Woodall specializes in providing information to Idaho residents that allows them to make informed decisions about their mortgage financing options and learn the insider secrets that can save them thousands of dollars over the life of their loan.

Boise, ID -- (ReleaseWire) -- 11/09/2011 -- Anyone who's even remotely interested in shopping for a home loan has probably paid attention to all those commercials on TV touting the ease of using any of a variety of Internet services to compare mortgage offers from the comfort of your home.

*Do they take the time to find out about your unique situation, or are you just a cyber-borrower in their eyes? Most of these sites simply don't have the manpower to individually work with every borrower. So a lot of times you wind up with a bad loan simply because there was no one to check if they could have gotten you a better deal.

*What do they offer people in special financial circumstances – such as the self-employed or people with damaged credit? Most of these sites don't even want to work with you unless you meet their stringent criteria.

*Do they provide advice to help when choosing between loan products? Most sites simply gather offers, throw them in your lap, and pressure you to choose between them. Unless you're a pretty experienced mortgage pro, deciding on the best offer can be difficult, if not impossible.
