Now he is asking just 3,900,000 Baht (US$ 124,441). All the furniture is included too.<br />

What is it like?<br />
The apartment has 115m2 of living space. Inside is an open plan living room with a large fully-fitted kitchen and 3 en-suite bedrooms. Outside there is a small garden and a private terrace. It&apos;s on the ground-floor which, according to a rental company who handle the resort, is the most popular.<br />
<br />
Where is it? <br />
The property is just outside Kamala on the West Coast of Phuket. It&apos;s a 2.2km drive to the beach, town and restaurants.<br />
<br />
What about the development?<br />
The complex is surrounded by virgin rainforest. There are 45 apartments in 7 buildings, set within landscaped gardens. You have a choice of 4 swimming pools; 2 lap pools (25 metres and 20 metres), a large family pool and a kid&apos;s pool. Management is provided by a top international company. They take care of the common areas, pools, gardens, and security.<br />

Is it a good investment?<br />
I spoke to a local company who manage 22 of the 45 apartments. They told me the average rental yield is 300,000 Baht per year - after all taxes and fees. And they have the last 4 years accounts to prove it. So you can check this for yourself. That makes your rental yield around 7.69% nett - after all taxes and fees. Remember, that is the average. With this apartment you are likely to make more because the ground-floor is the most popular.<br />
<br />
Ownership<br />
Ownership is leasehold with 24 years left to run. After that, you are entitled to two, 30 year extensions. A total of 84 years.<br />
<br />
Running costs<br />
Annual common area maintenance fees are 110,000 Baht (US$ 3,563). That pays for the upkeep of the gardens, pool maintenance, common area lighting and security. Electricity charges average 1,500 Baht (US$ 49) per month. Water bills are a meagre 200 Baht (US$ 6.50) a month.<br />

      <title>Phuket Culture Loy Kratong Festival</title>

This years festival will take place on November 10th. The festival is a time to concentrate on banishing all negative thoughts and emotions and is one of Thailand&apos;s most picturesque and romantic celebrations.<br />
<br />
It is widely beleived that the festival originated in India as a Hindu festival, similar to Deepavali, a thanksgiving ceremony to the deity of the Ganges for giving life throughout the year. According to the writings of King Rama IV of Thailand in 1863, the festival was adapted by Buddhists in Thailand as a ceremony to honour the original Buddha, Siddhartha Guatama.<br />
<br />
The word &apos;Loy&apos; means to float and &apos;kratongs&apos; are small rafts, made from the stems of banana plants being about six to ten inches in diameter.<br />
<br />
They are decorated with folded banana leaves, flowers, joss sticks and a candle. People will also cut their fingernails and hair and add them to the raft as a symbol of letting go of the bad parts of themselves. Many Thais also believe that floating a krathong will bring them good luck. Todays festival honors the Goddess of Water, Phra Mae Khongkha in addition to the teachings of the Buddha.<br />
<br />
On festival day, thousands of people gather beside the canals and rivers all over Thailand, they light the candle on their Kratongs, put some coins inside and silently make a wish - placing their kratongs in the water they release them to the current. They watch intently as the float drifts silently downstream, hoping that the candle will not go out. Its flame is said to signify longevity, fulfillment of wishes and release from sins. The night is considered to be highly romantic for couples or lovers. Couples who make a wish together on Loy Kratong are said to stay together forever.<br />
<br />
Legend has it that the first kratong was made and launched by Queen Noppamas, a consort of the Sukothai king Loethai (14th century). Today Loy Kratong often features Noppamas Queen beauty pageants and contests for the most attractive Kratong. The Loy Krathong festival is also associated with the start of the tradition of vegetable carving.<br />
<br />
Another feature of the festival in Phuket is the launching into the air of khom fai – delicate paper balloons about a metre in height and half a metre in diameter, lifted by a small flame burning in the base. Hundreds of these taking off and mingling with the stars are a thoroughly uplifting sight. These are believed to help rid the locals of troubles and are also taken to decorate houses and streets.<br />
<br />
The main celebration of this festival in Phuket takes place at Saphan Hin, just southeast of Phuket Town, but many other places join in, including most of the island&apos;s hotels and beach resorts.<br />

Find out which places suit your investment plan and lifestyle, and the sort of prices you should be paying.<br />

So here is the second part of my guide to what each area of Phuket can offer you.<br />
<br />
Today: South West Phuket (Patong &amp; South of Patong)<br />
<br />
Patong Beach<br />
If you are looking for a reasonably priced, entry level apartment then Patong is one of the best places to buy.<br />
<br />
As you probably know, its central location on the west coast means it&apos;s convenient for the airport (around 35 minutes). And its lively nightlife, bars and restaurants make it one of the most popular tourist destinations on the Island.<br />
<br />
Patong is most popular with singles and couples on short breaks. Many prefer to stay in an apartment rather than a hotel, so rental returns tend to be good as occupancy rates are high.<br />
<br />
You&apos;ll find a good range of smaller studios (around 30m2) and one bedroom apartments (about 60m2) for prices from 2,500,000 Baht (US$83,000) to around 6,000,000 Baht (US$199,000) - depending on location, size and quality.<br />
<br />
You won&apos;t find many larger two bedroom apartments unless you buy off plan.<br />
<br />
Sea view apartments are in short supply in Patong as most development is at sea level. But you can find a few on the northern edge of the town and further up the coast in Kalim.<br />
<br />
Tri-Trang<br />
Tri-Trang was off most people&apos;s radar until recently.<br />
<br />
This small sandy beach is just 3km south of Patong.<br />
<br />
The good thing about Tri-Trang is it&apos;s just a five minute drive from central Patong but has a peaceful, natural environment.<br />
<br />
You should be able make some good capital gains if you buy the right property in this area.<br />
<br />
Karon<br />
Karon is an established seaside town with hotels such as The Hilton and Movenpick.<br />
<br />
It wouldn&apos;t be at the top of my list for investment property, but it is ideal for a holiday home.<br />
<br />
Most of the available apartments are set back from the beach by about 500 metres in high-rise blocks. <br />
<br />
If you want an ocean view you need to be on the higher floors (obviously) and your view won&apos;t be great; a panoramic view of the town with a slither of ocean at the top.<br />
<br />
Kata<br />
Just south of Karon, Kata is a bustling seaside town which gets a little congested in the high season due to its narrow streets.<br />
<br />
Many people find it quite charming, all the same.<br />
<br />
Its two beaches, Kata Noi and the main Kata Beach, are regarded as amongst the best in Phuket. Of the two, Kata Noi is usually quieter.<br />
<br />
Property development on the hillsides surrounding Kata started in the 1990&apos;s and land is now scarce.<br />
<br />
So today it&apos;s hard to find new property launches in the area and villas are in short supply.<br />
<br />
Kata is more expensive than Patong and Karon. But rental yields are good with high occupancy rates all year round.<br />
<br />
Naiharn<br />
Naiharn is the most south-westerly town in Phuket.<br />
<br />
It&apos;s located in the centre of a national park so land near the beach is protected.<br />
<br />
Many regard Naiharn as Phuket&apos;s prettiest beach; it has a wide bay with tropical rainforest on either side.<br />
<br />
The area is quiet and popular with expats.<br />
<br />
If you are looking for a retirement home or you intend to stay in Phuket for longer periods, Naiharn is worth considering.<br />
<br />
You&apos;ll find plenty of foreign owned businesses; restaurants, bars, bakeries and shops. In fact, some people think Naiharn is a little too Westernised for them.<br />
<br />
Property in Naiharn is mainly limited to villas and prices are reasonable.<br />
<br />
You won&apos;t find any ocean view properties in Naiharn due to the national park, but you will find plenty of choice.<br />
<br />
The downside to Naiharn has to be the distance from the airport; it will take you a minimum of one and a half hours to get there.<br />
<br />
In summary, if you&apos;re looking for a reasonably priced investment property you should consider Patong and my top tip, Tri-Trang.<br />
<br />
If you prefer something a little more upmarket, with good rental yields, look at Kata but be prepared to pay higher prices.<br />
<br />
If you are considering longer stays or a permanent move, Naiharn is the place to be on the South West Coast. But, remember, it&apos;s a long way from the airport and some consider it too Westernised.<br />

Last week I was talking to a couple who are facing a legal battle to keep their home.  They paid the developer in full.  He built their house. And they were very happy with it.  But it turns out he did not have a building permit.  So now they are faced with a demolition order.  Of course, the developer has disappeared.<br />

This couple are in their mid-sixties.  They spent their life savings on their dream retirement home. Now they could lose everything.  The worst thing is, their agent, the developer and their lawyer knew the house didn&apos;t have a permit - but their greed meant the sale still went through.<br />

So please. Make sure you&apos;re not the next buyer seduced by the laid back holiday atmosphere.  Buying property in any country is a serious investment.  Keep your brain switched on at all times.<br />

So, who&apos;s buying?<br />
<br />
Sansiri&apos;s dCondo development is aimed entirely at the Thai domestic market.<br />
<br />
According to the developer, local investors bought almost 30% of the units with the majority buying multiple units to sell on for a healthy profit.<br />
<br />
The remaining 70% were sold to individuals who intend to make dCondo their home.<br />
<br />
What is the winning formula?<br />
<br />
Price is likely to have been a major factor, as apartments start at 900,000 Baht (US$ 29,152) and go up to a maximum of 1.4 million Baht (US$ 45,347).<br />
<br />
That&apos;s a lot less than you would pay on the West Coast of Phuket.<br />
<br />
But you don&apos;t get a lot for your money. Apartments are pretty basic by Western standards and the largest units are just 30m2 in size with a living/bedroom, a kitchen area and a bathroom.<br />
<br />
The property is located in the centre of Kathu, in the middle of the Island. It consists of three, eight storey buildings.  The communal facilities include a swimming pool, a gym and a garden.   The building will also have a full security system along with 24 hour CCTV monitoring and a regular shuttle service to take residents into Phuket Town.<br />
<br />
If you missed the boat on this one you will be pleased to hear that Sansiri are planning a further two developments in Phuket; "Habitia" which is a collection of semi-detached houses; and "Habitown" a complex of two storey townhouses. <br />

<br />
Phuket is fast developing into a centre for medical tourism. People come from all over the world to have major operations and cosmetic surgery. Why? Because the quality of care is high and the prices are very low. Most consultants, surgeons and doctors in Phuket are trained abroad. So they are skilled in the latest techniques and they speak YOUR language. And the international hospitals have state-of-the-art equipment - often better than you get in more developed countries.<br />

4. A high standard of living at a low cost<br />

Compared to most places, Phuket has a very low cost of living. If you disagree please tell me, where in Hong Kong or Singapore can I eat in a fancy restaurant with wine and still get change from 1,000 baht (33USD)? The average food bill for a family of 4 in Phuket is 4,000 (134 USD) Baht a week. That includes lots of fresh fish, great fruit and freshly picked vegetables. Furthermore, you can hire your own chef for less than 1,000 Baht a day.<br />

5. You can have your own maid, handyman, driver and chef<br />

I haven&apos;t done any cleaning, washing or picked up an iron in over 6 years. I have a maid, she comes 6 days a week and works an 8 hour day - I pay her 10,000 Baht (US$328.30) a month.  That&apos;s considered a good wage for a maid. I also have a handyman who does all my gardening and all the maintenance around my house.  I pay him 12,000 Baht (US$393.96) per month. A driver will cost you around 10,000 Baht (US$328.30) a month.<br />
<br />
Most chefs charge a day rate of around 1000 Baht. So if you&apos;re having a party or just don&apos;t feel like cooking it&apos;s ideal.  They will even buy all your groceries and clean-up after. If you hire them full-time it&apos;s even cheaper.<br />
<br />
6. Getting around is easy<br />
<br />
You can fly directly to 19 destinations from Phuket International Airport.  That includes pretty much the whole of Asia.  You can also fly direct to Australia and most of Europe. The expansion of the airport is due to be completed in 2016.  This will add another terminal and increase the capacity to 11.5 million passengers a year. Once you are on the Island, getting around is easy.  If you have a car you&apos;ll find the roads are good and well lit at night. Or, if you prefer, you can take a local bus, tuk-tuk or taxi.<br />

7. Sailing<br />
<br />
Phuket is one of the best places in the world to own a boat. There are several world-class marinas on the East Coast. And you can hire an experienced crew for a reasonable price. Why not explore the limestone islands of Phang Nga Bay? Or take a longer trip to the Similian Islands?<br />

<br />

Villa or Apartment?<br />

This is simple supply and demand. Well, almost. There are a lot more apartments for rent in Phuket than villas.  So if you buy an apartment you&apos;ll have more competition.   This affects what you can charge - especially out of season. There is a large demand for villas - especially during high season.  So you will have less competition on price. In fact - at the high-end - I&apos;d even say there was a shortage of rental villas during high-season.<br />
<br />
But there are a few other things you should think about. Maintenance costs are usually lower for apartments.  And the management company will look after the common areas and buildings. Remember, a villa comes with extra costs for gardening, pool cleaning and exterior maintenance. These are on-top of your management and common area fees. So check out ALL the costs so you know what your bottom line will be. And obviously - consider your personal preference if you will be staying there.<br />
<br />
Are guaranteed returns a good thing?<br />
<br />
As you probably know, some developers in Phuket now offer &apos;guaranteed&apos; returns from 6% to 8%. You&apos;ll get 30 to 60 days a year to use your property. And the management company will take care of your rentals for you. But make sure you buy from a reputable developer.  There have been a few cases of developers not paying the rental guarantee at all.<br />
<br />
The downside?<br />
<br />
There are often blackout periods when you can&apos;t use your property. These are usually at peak periods like Christmas, New Year and Chinese New Year. If this doesn&apos;t suit you - you may prefer to rent your apartment using local agents. And ask the developer for a discount equal to the rental guarantee.<br />
<br />
Branded vs. Non-branded<br />
<br />
These days, you can buy property at several branded hotels and resorts in Phuket. On the plus side - you are likely to get higher occupancy due to the brand. The hotel staff will take care of all your marketing, check-in, check-out, maintenance, pool cleaning and maid service. They&apos;ll also make sure you are paid on time. Branded properties usually offer a rental program and sometimes a guaranteed return. And there are often lots of facilities for you and your guests - sometimes even a golf course.<br />
<br />
Drawbacks?<br />
<br />
You may have to give a minimum of 60 days&apos; notice before you can use your property.  So you can&apos;t just turn up - even if your property is empty. And you will often pay much higher common area and management fees. In fact, sometimes the fees are so high they will wipe-out any rental income you make. Again - make sure you know what your bottom line is. If there is no rental guarantee - ask to see occupancy rates, average rental rates and average fees.<br />
<br />
How much did owners of similar properties make in rental income over the past few years? With a property on a non-branded estate - your costs are likely to be far lower. But your rentals will be more hit and miss. And you&apos;ll need to hire a local management company to take care of arrivals, departures, maid service, pool cleaning, gardening and maintenance. <br />
<br />
Short term or long term?<br />
<br />
Short-term rentals generally mean you can charge higher rates. But you need to be constantly marketing. And you will have times when your property is empty. There is often much more wear and tear on properties which are used for holiday lets. And you will also have more competition.<br />
<br />
If you rent long term - your income may be less each week but it will be stable. Your guests are also more likely to take good care of your property. So your maintenance costs will usually be lower.<br />

Last week kicked off with a bang (well, a lot of bangs actually) as the Phuket Vegetarian Festival got underway. Ten days of merriment follow.<br />
<br />
That&apos;s the customary lighting of fire-crackers at every opportunity. The beating of drums as loudly as possible. And everybody dressed entirely in white clothing. Unsurprisingly, people also stop eating meat. It&apos;s true that the festival can be pretty noisy.<br />
<br />
But the noise is nothing compared to the gruesome antics of the Ma-Song (&apos;entranced horses&apos; - well they are called horses but they&apos;re actually people). The Ma-Song claim that during the days of the festival they are possessed by The Gods. The Gods apparently give them supernatural powers and force the Ma-Song to perform acts of self-torture. This is supposed to move evil spirits from the Ma-Song to the Gods.<br />
<br />
The Ma-Song have with all sorts of strange items piercing their bodies. From a canoe paddle to a garden spade. And on a smaller scale - a pineapple stalk still attached to the pineapple seems to be a popular choice.<br />
<br />
As if that were not enough, the Ma-Song climb bladed ladders, walk over hot coals and bathe in hot oil - usually with their piercings still intact. They appear to be in a trance - I suppose you would too if you had a pineapple or garden spade piercing your face. But this is not to be taken lightly.<br />
<br />
Last year one devotee was severely dealt with for piercing a pigs tongue and trying to pass it off as his own. The good news is the festival brings in around 200 million Baht from tourism. Phuket Vegetarian Festival has been held every year since 1825. And it always falls on the first day of the 9th month of the lunar calendar.<br />

The developer showed him a few properties, but they were not what he was looking for. You see, he wanted to look at villas. But the developer only wanted to show him condos - his own un-sold stock. So, he asked about some re-sale properties he&apos;d seen on the Internet. <br />

The developer told him. "Nobody is selling, all the owners are really happy.  They don&apos;t want to sell". He was surprised and a little confused. So he showed the developer a print out of a re-sale villa he&apos;d found on the Internet.  But, the developer still insisted there were none for sale.<br />
<br />
Later he went to see another developer. And the same thing happened. "There are no re-sales.  And if there were they&apos;d be much more expensive as the buyer would want to make a premium". By now he was starting to smell a rat. So, he called me.<br />
<br />
There were in fact 6 re-sale villas on the first estate and even more on the second. Plus, many of the owners were keen to sell. So the prices were good. He was obviously annoyed that he been lied to. But let&apos;s face it, if the developer still has his own properties to sell he won&apos;t give two hoots about selling yours.<br />
<br />
It is direct competition. And if you are undercutting him - that is a big problem.I know several owners who have had their fingers burnt like this. They signed exclusive agreements with the developer to sell their properties. But, surprise, surprise - they got no interest in their property at all.<br />
<br />
Effectively, it helps developers to get the competition out of the way - at least in their own resort. Unfortunately, it doesn&apos;t end there. I know one developer who tells would-be buyers that there are no freehold apartments available.<br />
<br />
There are. And they are on sale for less than his prices. But obviously he doesn&apos;t want you to know that. It surprises me that resale owners don&apos;t realise this. They think the developer is the best person to sell their property. But the chances are he won&apos;t even tell anyone the property is on the market. Then he can continue charging his inflated prices.<br />

So if you want to find the best deals, don&apos;t ask the developer. Remember he is only interested in selling you his own properties. Use someone who will show you the developer&apos;s properties and the re-sales. It won&apos;t cost you any extra.<br />

You won&apos;t find a west coast apartment any closer to the beach than this. This small resort is simply called &apos;Beachfront&apos;.  It&apos;s only a few steps from the sands. Just ten apartments share this unique spot. And they have exclusive use of the beachside pool, gym and restaurant. Interiors have huge floor to ceiling windows and doors spanning the width of the living room and master bedroom.<br />

These open onto the balcony with its Jacuzzi - a great place to watch the sun sink into the ocean. There&apos;s only one for sale and you won&apos;t get closer to the beach in Phuket.It&apos;s priced at 33,000,000 Baht (US$1,071,880).<br />

Baan Lom Talay is in the neighbouring town of Kamala. It&apos;s right on the beachfront too. In fact, you can moor your boat right outside in the high season. You can walk along the rocks to Kamala Beach in less than 3 minutes.  And a walk to Laem Singh Beach takes just 6 (really - I&apos;ve timed it). This villa is built on four levels. The main living area is on the lowest floor and closest to the sea. The traditional Thai design features separate pavilions linked by sandstone walkways. All these properties have something very special - they are directly on the beach. You may be surprised to know that it&apos;s not easy to find property on the beach in Phuket. Yes, you will find many close to the beach - but usually there&apos;s at least a road between. And recent changes to building laws mean you can&apos;t build this close to the beach anymore.<br />

Remember, all that salty-air will take its toll.<br />

These have been selling quite quickly. Why? The 3-bed, 4-storey villas have 180-degree views of Phang Nga Bay and Ao Por Grand Marina - one of the best views in Phuket. These villas are right on the beach. At low tide you can walk along the beach to Chalong. But again, the best thing about these 3 and 4 bedroom villas is the view. One row back, you will pay 32,600,000 Baht (US$1,094,708) - but you won&apos;t get the same view.<br />

If you want some privacy this place might suit you. It is right on the southern tip of Phuket - surrounded by trees and coconut palms. The 4-bed villa has ocean views from every room. You can even see Phi Phi Island on a clear day. Plus, if you own a boat you can moor it at Ao Yon Beach - a 5 minute walk away. The villa is on the market for 37,000,000 Baht (US$1,242,460). But offers will be considered.<br />

If you like to be close to the action, try this one. It&apos;s just 5 minutes from Patong. And you get 270-degree views over Patong Bay. The 3-bed villa is part of a resort. So you get access to all the facilities. You even get ocean views from the tennis court, communal pool and roof top restaurant. The asking price is 36,000,000 Baht (US$1,208,880) - not bad for uninterrupted ocean views.<br />

But what do expats in Phuket really think about living here?<br />

I asked a few people I know.<br />
<br />
Peter and Joyotee Smith who live near Surin Beach said, "Living here is so easy.  It&apos;s comfortable, we have staff to do everything for us and there are plenty of exotic places to visit."<br />
<br />
In last year&apos;s survey expats said it was easier to make friends in Thailand than anywhere else. <br />
<br />
And Sarah Butler in Bang Tao agreed; "We have more friends here than we ever had in Singapore.  It&apos;s just so easy to meet people here who enjoy a similar lifestyle; golf, sailing and good food."<br />
<br />
But one guy, who wanted to remain anonymous, gave these words of warning; "Having a Thai wife is costly. You have to take care of her family as well."<br />
<br />
I&apos;m told that is because your Thai wife&apos;s family will usually come to live with you.<br />
<br />
Or you&apos;ll be expected to buy them their own house in their home village!<br />
<br />
Clare and Andy Short moved to Phuket 6 months ago and had this to say; "The food is amazing.  You just have to go two minutes down the road to get something good to eat.  The roadside stalls sell delicious roti, BBQ chicken and noodles.  And there are swanky restaurants on our doorstep too".<br />
<br />
Of course, not everything is rosy.<br />
<br />
Michelle in Patong commented; "I&apos;ve been here for 6 years and I enjoy the food, the weather, the people (in general) and the laid back atmosphere.  There are some things that I find frustrating - there are too many motorbikes on the roads, Thai people won&apos;t tell you what they really think (but that&apos;s true of all people) and I can&apos;t find shoes big enough to fit my size 8 feet."<br />

It&apos;s true the roads can be pretty dangerous - especially for motorbikes.<br />
<br />
And there are the usual rogues you&apos;ll find in most places around the world - ready to relieve you of your hard earned cash. <br />
<br />
But if you keep your wits about you, life is pretty good in the &apos;Land of Smiles&apos;.<br />
<br />
It&apos;s estimated there are almost 200,000 expats living in Thailand, with around 30,000 in Phuket.<br />
<br />
How did other countries in South East Asia do in the survey?<br />
<br />
Malaysia came in 10th, Singapore 4th, the Philippines 7th and Hong Kong 9th. <br />
<br />
Surprisingly, Indonesia was not even ranked.<br />
<br />
But back to Thailand.<br />

But I guess it&apos;s one of those things you either love or hate – like Marmite (Vegemite if you live in Australia).<br />

Outside, the established gardens are landscaped with red, green, yellow and traveller palms, along with beetle nuts and foxtails. A covered carport and an electric gate complete the picture. Plus, there&apos;s 24 hour security on site and a full maintenance team.<br />

At 19,900,000 Baht (US$ 664,878) – I think they are a good deal too. Much less than you would pay just down the road for something of this size and quality.<br />

These may be a good option if you are looking for a more permanent home. They are only 1 km from Patong centre. But because they are a bit further out of town, the area is much quieter.  They all come with fully fitted kitchens and en-suite bathrooms. And there&apos;s a swimming pool, a gym and a small restaurant on-site. You can buy a fully furnished, 2-bedroom apartment for 7,850,000 Baht (US$258,649). Or a 50m2 studio for 4,190,000 Baht (US$138,056).<br />

      <title>Phuket Living: Restaurants off the Beaten Track</title>

So, I thought you might like to hear about a few of my favourite places. Places that only locals and a few savvy expats know about. Some of them you won&apos;t find in any guide book.<br />
<br />
Today, I&apos;m going to tell you about some great restaurants. My favourite Thai restaurant is Natural (Thai: Thammachat ) in Phuket town. The crew at Natural have been serving up delicious Thai food for over fifteen years.<br />
<br />
The restaurant is set in an old-fashioned Chinese house, surrounded by creepers and lush tropical gardens – it makes you feel like you are dining in the middle of the rain forest - even though you are in the heart of the city.<br />
<br />
The decor is rather eccentric and includes antique radios, electric train sets – even the fish tanks are made from old TV&apos;s. Every time you visit something different will catch your eye.<br />
<br />
But the best things about this place are the quality of the food and the friendly staff.   The prices pretty good too. Some classics from the menu are; beef massaman curry - 80 Baht; deep fried soft shell crab - 120 Baht; and shrimp hot plate - 150 Baht.<br />
<br />
Another hidden gem in Phuket Town is Dibuk Restaurant. When I discovered this restaurant a few years ago I was shocked. I love French food and I never expected to find any this good in Phuket.  What is even more unbelievable is that the chef is Thai. In fact, he taught himself to cook French food without even visiting France. I know what you are thinking – "it can&apos;t be that good" – but it really is.  Don&apos;t take my word for it though - give it a try and find out for yourself.<br />
<br />
Dibuk is set in a converted Sino-Portuguese shop house in Phuket Town; it&apos;s decorated in an old colonial French style and has lots of atmosphere. On the menu are frogs legs (the frogs actually come from Phang Nga province), stuffed quails, lamb with thyme sauce and many other classic French dishes. The chef even makes his own pates from scratch!<br />
<br />
The best Italian restaurant in Phuket, in my opinion, is La Gaetana – also in Phuket Town. La Gaetana is owned by Giovanni Ferrara (&apos;Gianni&apos;) and his wife. When you first arrive you will be presented with the menu. Once you have had a few minutes to relax and have a drink, Gianni will come to your table. He&apos;ll sit down with you and discuss exactly what you would like and how you would like it preparing.<br />
<br />
In fact, it doesn&apos;t even have to be on the menu – as long as he&apos;s got the ingredients, Gianni will make it for you. The produce is excellent and includes wide range of fresh pastas (made on the premises) and Porcini mushrooms imported from Italy. Gianni also keeps a fine range of Italian wines and is an enthusiastic sommelier. The atmosphere is intimate, with only eight tables, and it&apos;s definitely advisable to make a reservation before you go as the restaurant is usually fully booked.<br />

      <title>Phuket Property: Is Your TV More Important Than Your Home?</title>

I don&apos;t know about you, but I&apos;m not a lover of meetings. Often people use them as an excuse to avoid making decisions - except deciding to have another meeting, of course.<br />
<br />
But I promised a client I would go on his behalf. So off I went. The meeting had been called to discuss much needed improvements to the common areas. And there was going to be a vote on increasing common area maintenance fees (CAM) from 45 Baht to 65 Baht per m2 - a 45 per cent increase. I thought this would be fiercely debated. But I couldn&apos;t have been more wrong...<br />
<br />
The meeting was scheduled for 10 am. By that time only one other person had showed up. I asked the person in charge who else was coming. She said the developers were representing several owners and they&apos;d be there soon. Another person turned up at 10.30 and helped himself to coffee and biscuits. By now, I was starting to get fed up.<br />
<br />
There were big financial decisions to make which would directly affect the investments of 52 condominium owners. Were they really not bothered? Finally, at 10.45, another 6 people sauntered in and the meeting began. As usual, the first thing on the agenda was to appoint a chairperson. You won&apos;t be surprised to hear that nobody wanted to do it. So I volunteered just to get things moving. I was so sick of waiting.<br />
<br />
The first topic was the increase in CAM fees: The condo was almost out of money. And if the owners didn&apos;t agree to pay more there would be no money for anything. I expected uproar. But there was silence.<br />
<br />
Not one person asked; why is the condo nearly bust? What happened to the money? Or, who is responsible for this? To be honest, I was shocked. I asked if people understood what was being discussed. There was some muttering. "It is your money not the developer&apos;s" I said, with little response. So I cast my vote. And things moved swiftly on - without a single question from anyone. In fact, they didn&apos;t seem interested at all. Some were sending text messages or maybe playing games on their phones. Others got up to help themselves to more biscuits. But when we got onto the subject of satellite TV people became animated. Their current provider charges 2,500 Baht a month. The condo manager wanted to change to a new supplier charging 7,000 Baht a month. What channels would be included? Would the signal strength be better? Can we get Premier League Football? Does everyone have to get the same package? This was serious stuff. The subject was hotly debated for over 10 minutes. Eventually the juristic person was told to find out more information.<br />
<br />
As the meeting continued it became clear there were real problems with the way the condominium was being managed. 900,000 Baht (US$30,000) was missing from the sinking fund. It had mysteriously vanished and was unaccounted for. The juristic person said they would have to use what was left to pay for essential things like cleaning equipment, a repair to the water tank and some additional lighting. I pointed out that there wasn&apos;t actually any money left to pay for anything. The sinking fund had been pretty much wiped out. So, if the CAM fees were not increased there would be no money to run the condo. One guy, who I think had been asleep, finally woke up and said: "I think we better find out how much all these things are going to cost before we agree to spend any money on anything."<br />
<br />
"We should find out exactly what&apos;s left and have another meeting!" he declared. And that was it. The meeting was over. What had we achieved? We had decided to have another meeting.<br />

My advice is don&apos;t go, you will be sadly disappointed. <br />

But, if you avoid these nasty tourist traps, you will discover the hidden secrets that Phang Nga Bay has to offer.<br />

As you can imagine, by far the best way to see Phang Nga Bay is to charter your own boat.<br />
<br />
This way you can go anywhere you want.<br />
<br />
You can stop on deserted islands and play Robinson Crusoe for the day. Eat a picnic lunch on the beach and snorkel in the warm blue waters.<br />
<br />
The best thing is, there are so many islands in Phang Nga Bay  it is easy to escape from other tourists. You may bump into them from time to time, paddling their canoes around the caves. But you can just go and find your own cave.<br />
<br />
You can take a small dingy inside some of these caves, such as Koh Pan Nak, where you&apos;ll find lagoons and Swifts nesting high up in the rocks.<br />
<br />
You&apos;ll see the crab-eating Macaques swinging from the trees and White-Bellied Sea-Eagles circling up above you.<br />
<br />
If you stare into the lagoons, like the one at Thum Lod, you will see starfish and countless varieties of marine life.<br />
<br />
Later, you could moor at Koh La Wa Yai; a deserted island in the north of Phang Nga Bay.  It&apos;s a great spot for snorkelling, just off the untouched sands.<br />

The last time I went out, I remember our crew plucking live oysters from the edge of rocks in one of the caves. They shucked them right in front of us and passed them around. The only downside? No lemon juice.<br />
<br />
That evening we stopped off at an almost deserted island. It turned out there was a tiny beach bar. So we watched the sun go down whilst throwing back a few cold brews with our feet in the sand.<br />
<br />
I tried snorkelling for the first time ever in Phang Nga Bay.  I couldn&apos;t believe the number of brightly coloured corals, fish and sea urchins you could see. It is difficult to do it justice with mere words but you really should go and try it.<br />
<br />
Again, it&apos;s best to avoid places like Coral Island where all the tourists go.<br />
<br />
One of the islands I recommend you should visit is Koh Khao Khien. Here you will find cave paintings of animals from more than three thousand years ago.<br />
<br />
Why is Phang Nga Bay so beautiful? I think because it is still largely unspoilt despite mass tourism. <br />
<br />
Thankfully the Thai authorities have had the sense to make it a national park.<br />
<br />

"I&apos;m fed up with investing in the stock market.  Every time I come away it seems to crash. I just want to make a good rental income and some capital appreciation.  That way when I come to retire in a few years time I&apos;ll have something to fall back on" he said.<br />
<br />
Roger told me he&apos;d been offered an apartment in Patong, Phuket.<br />
<br />
It had a bit of an ocean view and was close to the beach.<br />
<br />
The asking price? 7.8m Baht.<br />
<br />
So Roger offered 7.2m. It was immediately accepted.  As you can imagine, he wished he&apos;d offered less.<br />
<br />
But he was pretty happy with his decision - so he asked the agent what he thought...<br />
<br />
"You&apos;ll easily make around 10% rental income a year, probably more like 15%.  And the capital growth will be at least 10% a year" the agent replied.<br />

Sounds good, right?<br />
<br />
Roger decided to do some research.<br />
<br />
He compared the rental prices of similar apartments on-line.  <br />
<br />
It seemed that after he&apos;d paid all his monthly costs - he wouldn&apos;t make much profit at all. And to make things worse - there was an electricity transformer right in front of his future living room window.<br />
<br />
Of course, the agent and developer both insisted it would be moved.<br />
<br />
Roger asked me what I thought. So I told him - I didn&apos;t think it was his best option.<br />
<br />
The problem is there are lots of similar apartments in Patong.<br />
<br />
This one is no different from most.  It&apos;s not run as a resort. And he&apos;d have to rely on agents to get him tenants - always a bit hit and miss. In my opinion, he&apos;d be lucky to make a 3% rental return.<br />
<br />
And capital appreciation will be low too. Because the project is complete so prices are at their highest.<br />
<br />
The worst thing is, there is undeveloped land in front of the building. If it gets built on Roger will have no ocean view. And that will have a big effect on the value.<br />
<br />
Obviously, the agent and the developer both said this could never happen. But do you believe them?<br />
<br />
There&apos;s also that transformer. It could affect the price when Roger wants to sell - assuming they don&apos;t move it.<br />
<br />
I suggested Roger looked at another development just outside Patong.<br />
<br />
It took us less than 5 minutes to get to there.<br />
<br />
All the apartments have unobstructed ocean views.<br />
<br />
Roger was surprised that its 2 beaches were so quiet.  After all, we were only 3km from Patong.<br />
<br />
And because this place only launched about a year ago, the prices are still good. Even though it is due to be finished in May 2012.<br />
<br />
The resort will be run as a 5-star hotel - so rental returns should be high - and the developer is offering a 5% rental guarantee for 2 years.<br />
<br />
Interestingly both apartments are the same price. I left Roger to make his decision.<br />
<br />
The sad thing is, Roger was right. The stock market did crash whilst he was here. But their bathrooms are not quite as impressive as the master.  Outside, my favourite thing is the sala - its roof is made from alang-alang grass, brought in from Bali.  As far as I know, they are the only ones like this in Phuket. Black slate has been used to tile the swimming pool and it goes well with the established tropical gardens that surround it.  There&apos;s also a covered garage for your car and a separate entry door.<br />
<br />
Location wise, the area is quiet - surrounded by hills and natural streams.  It is a 5 minute drive from Layan Beach and about the same to Laguna Golf Course.  And for your peace of mind, there is 24 hour security and on-site management. The estate is now fully completed and some owners have already moved in.<br />
<br />

      <title>Phuket Property: The Village, Coconut Island May Face Legal Action</title>

      <description><![CDATA[<div class="newsleft"><div class="newsbody"><p>Phuket, Thailand -- (<a rel="nofollow" href="http://www.sbwire.com/">SBWIRE</a>) -- 09/16/2011 --  According to a report in the Phuket Gazette, Phuket property development The Village, Coconut Island could be facing legal action for infringing Thai environmental and licensing laws.<br />
<br />
A complaint filed by local residents at Phuket Provincial Hall last week stated that The Village was releasing untreated waste water into the sea.<br />
<br />
The matter was followed up personally by Phuket Vice Governor Somkiet Sangkhaosutthirak who visited the island last week with a thirty person inspection team.<br />
<br />
The Village&apos;s Managing Director, Christopher Gordon, refuted the allegations stating; "All of the villas have their own [sewage treatment]. These all connect up to the central system. The wastewater is absolutely treated before it is released to the sea. It is a Thai-government approved system."<br />
<br />
But, after further inspection, the Phuket Vice Governor remained unconvinced, commenting; "I understand that the project is on-going. We will need a team to return and inspect the project once it is completed," he said.<br />
<br />
During the inspection, sudden and prolonged rainfall revealed that large amounts of silt were running off the construction site and directly into the sea.<br />
<br />
Further investigation showed that the The Village&apos;s Environmental Impact Assessment Report had stipulated that the project must have a 13,000 square metre enclosure to trap any silt and allow the sediment to settle before releasing the water into the sea.<br />
<br />
Christopher Gordon has now been given up to one month to install the enclosure.  The Vice Governor said that failure to do so will result in legal action being taken against the resort.<br />
<br />
Although Thai law states that this should have been done before any building work was carried out, Gordon responded by saying; "Please give me some time. I cannot do it all in one day."<br />
<br />
Another area of concern for the Phuket Vice Governor was The Village&apos;s hotel license, or rather a lack thereof.<br />
<br />
Gordon has been renting out Jacuzzi suites in the project&apos;s second phase, which is still incomplete.  But to comply with legislation the development must have a hotel license to do so.<br />
<br />
"The houses won&apos;t be a problem because they are under the Land Development Act. But opening some parts for guests to rent out daily, and in the middle of the construction, must be considered as operating a hotel business.  We would like to suggest that you apply for a hotel license in order to let guests stay nightly, weekly or whatever, legally. You may not fully understand Thai law, but what you are doing is risky - it can be construed as contravening the Hotel Act," Vice Governor Somkiet warned.<br />
<br />
Christopher Gordon agreed to attend to both issues raised by the Phuket Vice Governor.
