It is administrative policy to make all scholarship payments directly to the Colorado school in which the student is enrolled. Therefore, when tuition is due, present a copy of this letter to the finance office and ask them to invoice us at the address provided. <br />
<br />
Upon receipt of the school&apos;s formal invoice, the HDSA will promptly remit payment directly to the school. <br />
<br />
"Should you receive another scholarship covering the full cost of your education, or if your plans change and you do not attend school in Colorado (as required under this program), please inform us by September 1, 2017," Perini said.  <br />
<br />
The award may then be given to an alternate from Teller County, as this scholarship is only good towards an in-state school. This award will be paid only during the 2017-2018 academic year. <br />

Susan Cummings<br />
Cummings owns her own bookkeeping business in Woodland Park (Aspen Office Works) and will continue to operate it while providing part–time services to Habitat. She has also provided accounting services to several other non-profits in Colorado. Cummings formerly worked with Habitat in their finance department as the General Accountant. As Home Owner Services Coordinator, her duties will include identifying and recruiting qualified applicants and partnering them with the Habitat program. The Home Owner Services program includes, homebuyer education classes, hands on build site opportunities (sweat equity), loan origination support and ongoing homeowner support.<br />

Cummings has a strong background in residential development, home construction and non-profit work experience. "I was raised by an entrepreneurial father who developed large tracts of land and made those tracts affordable so families could afford to build," said Cummings. "I have also worked with many non-profit organizations that seek to better the community by providing services to benefit deserving individuals who need a hand up. I have a desire to be more a part of the Woodland Park community," she said. "So, becoming a part of the Habitat team was a natural draw for me." <br />

Karen Fay has lived in Woodland Park for over 30 years. She will be working in the Habitat office part-time taking care of the general accounting needs of the organization which includes bookkeeping, processing financial reports, donor funds management, mortgagee funds management, and providing some other miscellaneous assistance to Habitat Executive Director, Jamie Caperton.<br />

After volunteering with Teller Habitat for more than 2 years, Fay is happy to be a permanent part of the team. Fay is retired from the high-tech industry. She was originally attracted to working with Habitat by having the chance to give back to the community while working with a construction platform. <br />

As Habitat&apos;s financial coordinator, Fay will be handling a variety of financial aspects from accounts receivable/payable and loan management to home closing documents. She is very detailed oriented and strives to build precise, clear records of all Habitat financial activity. Violet Hanratty<br />
Hanratty loves to serve. She has served in many non-profit capacities for the last 20 years from sitting on boards to fundraising to labor. She likes to do the things she asks the Habitat volunteers to do. As the volunteer coordinator for Habitat, Hanratty will be working with and beside all the volunteers and the volunteer programs. She will help people register and sign up for Habitat&apos;s build projects and work with outside groups such as AmeriCorps volunteers and the Air Force Cadets, and on projects like the Collegiate Challenge groups, the annual Women&apos;s Build and many others.  <br />

"My vision for this department is to grow our volunteer program by 50% over the next year integrating our volunteers into our program leaders and helpers. I have a goal of finding new skilled volunteers and letting them use their talents to help us be a better and more productive program," said Hanratty. "I feel that people who volunteer with Habitat get to be part of a greater family. They get to help people in their own communities and make them a better and more beautiful place to live."<br />

Hanratty comes to Woodland Park from Buena Vista where she was the manager of the ReStore for Chaffee County Habitat for Humanity for the past year.  While there she oversaw the remodel and restructuring of that store and built the volunteer program up 40%. "I came to Habitat of Teller County because I like a challenge and I&apos;m not only doing the volunteer coordinating, but also helping to move forward with plans to open a store for Habitat," said Hanratty. "I love the Habitat mission, and because my husband and I were looking to relocate to the Woodland Park area I looked for a job within Habitat and was lucky enough to find one."<br />

Hanratty is very excited for the opportunity to be a part of Habitat of Teller County. She is looking forward to the challenges ahead and wants to invite anyone interested in Habitat to give her a call and see what it is all about. "We are trying to understand what it is the volunteer wants to get out of volunteering and what their expertise are instead of just handing out jobs - really fitting volunteers where they fit," said Hanratty.<br />

Colleen Urffer<br />
Urferr is an AmeriCorps volunteer currently serving with Habitat of Teller County. She previously worked for almost 2 years as the Habitat volunteer coordinator; prior to that she worked for the USFS as a wildland firefighter. <br />

As resource development coordinator, Urffer will be researching, analyzing, and coordinating fundraising activities, which include grant writing, developing our donor base, and helping plan fundraising events. "I believe that the biggest opportunity for growth in this new position is in developing the Habitat donor base and our relationship with current donors," said Urffer. "I&apos;d really like to target this aspect of fundraising, in addition to working on grants and fundraising events." Habitat Teller will also hold a Colorado Gives Day campaign rally at their current build site at the Clock Tower Condos project, in Woodland Park, CO, on Tuesday, November 29th at 10 a.m. <br />

The group of 11 young adults arrived on November 4th and will be serving in Woodland Park through December 16th.<br />

While in town, the AmeriCorps NCCC team is assisting Habitat for Humanity of Teller County, whose mission is to bring people together to build strength, stability, and self-reliance through shelter.  Habitat for Humanity is a non-profit organization that provides their new homeowners with no or low interest financing. Their commitment to building decent, stable housing provides homeowners with stability, dignity, health and safety, and increases educational and job prospects.<br />
<br />
Over the course of this six-week project, this AmeriCorps NCCC team will be involved in various aspects of home renovation at Habitat&apos;s Clock Tower Condos build site at 222 E. Henrietta Ave in Woodland Park, Colorado, including dry walling, painting, flooring, interior trim work, setting doors, setting cabinets, siding, and landscaping, for the nine units for local families.<br />

AmeriCorps NCCC is a full-time, residential, national service program in which up to 2,200 young adults serve nationwide annually.  During their 10-month term, Corps Members – all 18 to 24 years old – work on teams of eight to 12 on projects that address critical needs. When in use, the Lofthouse Motel at 222 E. Henrietta Ave., had 24 rooms for guests.  "We will rehab the structure so that we can provide nine attractive condos," said Jamie Caperton, Executive Director, Habitat for Humanity of Teller County.  "Our goal is to begin to reduce the shortfall of available rental and sale housing in our community to meet the needs of our workforce."<br />
<br />
Locally it is estimated that there is a need to build 200 houses annually in the range of $150,000-$175,000 to meet the needs of local workforce and low income housing (this includes both rental and for sale housing).<br />
<br />
Currently on the horizon, America West has plans for a 24 unit work force housing unit apartment complex, and Habitat for Humanity has been building 3-4 single family homes per year. <br />
<br />
"This project adds nine more units to that number in this building year bringing our total to 14 families placed this year: Three in Cripple Creek, two in Sherwood Forest and now nine in Woodland Park," Caperton said.<br />
<br />
In order for a family to qualify for affordable housing they must meet the 30-60 % AMI (Area Median Income) criteria which classifies them of being in the low to medium income bracket.<br />
<br />
"Homes are NOT given away," Caperton said.  "This is a common misconception." <br />
<br />
"Families must qualify for the loan, they must complete the Homebuyer Education Course and they must complete 300-400 hours of &apos;sweaty equity&apos; on the project," she said.<br />
<br />
Caperton says that public service workers (teachers, fire, police, etc.) will be able to qualify.  "Yes we are specifically targeting those populations as well veterans and other public service workers who qualify," Caperton said.<br />
<br />
Rehab plans will start soon with the goal of being complete by September 15, 2016.  "We will start with drywall tear-out, landscape rip out and some exterior work on May 11th," she said.  "Then the rest of May will be dedicated to interior redesign by the trades."<br />
<br />
Being planned are two and three bedroom units with one unit specifically handicapped oriented.<br />

Nationally, Habitat for Humanity hosts a "Builder&apos;s Blitz" event.  Caperton says that work on the Lofthouse will be included in this annual event.  "June 6-10th during Builder&apos;s Blitz we will give the property its new design and look both inside and out."  <br />

Final finish work will occur during June and July so that families can target moving in during August and September after they have finished their classes and sweat equity.<br />

A group of concerned citizens, The Charter Amendments Team, believes that the recommended charter change to 9.17 needs more explanation to voters. Passage of Charter amendment 9.17 will improve economic vitality for Woodland Park, according to the CAT. "Current wording prohibits City Council from using municipal funds or reserves or waiver municipal fees or charges for services for private benefit," said Perini.<br />

"The change to 9.17 would ask voters to agree that the Council would have the authority to reduce or waive city fees for new developments that have a public purpose." <br />

"The income for these great folks is unfortunately below the levels to obtain housing in our city," Perini said. "They can work here and do great things for all of us, but unfortunately they have to commute."<br />

A new 2016 Housing Needs Assessment shows the value of having moderately priced housing available to service workers.<br />
<br />
According to the assessment, each new family (2.4 persons) that relocates to WP and earns $35,000 will spend $30,000 for basic needs (food, transportation, entertainment, clothing).<br />
<br />
When a multiplier is applied, according to the study, economic contribution of a family can be as high as $50,000 per year.  <br />
<br />
Voting "Yes" will also help expand housing options for seniors, teachers, police officers, and emergency responders.  Passage will also help balance demographics currently weighted toward the 40+ age group, according to the State Demographer.  "We believe we will attract new families who will fill a 20- and 30- old dip in our population," Perini said.<br />

Without the approval of Section 9.17, Woodland Park will remain at a competitive disadvantage economically.  "Other Colorado communities have approved similar incentives for developers resulting in their gains and our losses," Perini said.<br />

The campaign, started by TWEEDS Fine Furnishings in Woodland Park to drive business for the community, was opened up to all local business owners in 2009. "We launched the campaign with great participation and concluded with a successful outcome," said one of the organizers.<br />
<br />
Traditionally February is the slowest for local businesses, according to local economic development officials.<br />
<br />
"Discounts and specials are key to this campaign," said Mike Perini, a campaign representative. "The public will see heavily discounted products and services, giveaways, two for one offers or one-day only deals during the 2016 FEST."<br />
<br />
Campaign representatives have been making recommendations to business owners needing assistance. "We held a "Moose boot camp" with city, community and business development experts to help individual participants determine a sales strategy."<br />
<br />
This year the campaign moves to a new level, i.e. a "On The Campaign Trail" format for community wide elements to encourage participation and support.  "As our nation faces national balloting for President and other candidates, we thought it would be ideal to put the Moose on the campaign trail," Perini said. "He is not affiliated with any party; he is the party."<br />

Moose sightings have become a local favorite past time and this year, many will wait with anticipation for our newest Fest experience –"Weekend Rallies".
