Housing Survey and Landlord Issues: Richard Webster Reflects

Hampshire, England -- (SBWIRE) -- 05/19/2015 -- According toa 2015 Redbrick Survey, up to half of students would not recommend their landlord to others interested in renting property. The housing survey involved 115people from 3 March to 4 April of which 93% were renting with a letting agent, incorporating 27 different agents all together.

There were potentially shocking statistics in regards to how tenants feel treated in regards to property and the law. Many emphasised that they believed that their landlords were not fulfilling the appropriate obligations. For example 70% reported hot water issues being poorly addressed, whilst 51% reported mould and 41% had boiler issues. These figures suggest a significant proportion of people interviewed had property problems which were potentially aggravated by landlord negligence.

Richard Webster is a team of experienced solicitors that are extensively qualified in a number of legal fields. They were quick to comment in light of these figures.

"It is essential, as a tenant of a property, that you feel your needs are being appropriately addressed within the landlord's obligations," A spokesperson told us "For example, basic maintenance and household repairs are often a landlords responsible and should be promptly addressed when reported.

However, part of this is that tenants need to know how to efficiently report any problems they have and also have the full awareness of their landlord's obligation to them, and vice-versa. With our experts in employment law we work to provide full information regarding landlord and tenant viability, and hope that others do also."

Changes to Employment Law - Aston Brookes Comment

Hampshire, England -- (SBWIRE) -- 04/28/2015 -- With a number of key changes to keep aware of, The Small Business, Enterprise and Employment Act 2015 became law on the 26th March. It contains a number of implications which include changes regarding the reporting of equal pay, whistleblowing, zero hours contracts and how the minimum wage is implemented. However, no commencement orders were made before parliament ended on the 30 March, so when these proposed changes will actually take effect is debatable.

However, a key amendment, which was recommended to take place no later than 26 March 2016, was to ensure that businesses with more than 250 employees to publish information regarding their gender pay gap. Not just this change, but the others proposed, means that employees should be especially vigilant when it comes to considering their rights.

Quick to comment on the release of The Act were Aston Brooke, a group of experienced solicitors with a strong South England base. They are also frequent commentators upon changes in the legal system.

"The Small Business, Enterprise and Employment Act signifies the interest and prospect of beneficial change regarding the area of employment especially," a spokesperson from Aston Brooke commented. "It is important, especially regarding the increasing criticism of zero hours contracts, that workers are aware of their rights.

"Furthermore, just because the implementation dates of the act are uncertain, this does not mean that workers have no right to raise their concerns if they believe their situation to be appropriate. The tone of the act is encouraging the fairer treatment of workers, as well as awareness for the value of their time and space. We hope that these factors will be increasingly accommodated by the act going forward. It is also essential that if an employer or an employee wants to seek legal advice at any point, they feel able to do so – and we strive to provide the most up-to-date, professional source."

Property Price Growth at a 5% Prediction: Richard Webster and Co Comments

Hampshire, England -- (SBWIRE) -- 04/01/2015 -- A least quarterly analysis report released through National estate agent Struttand Parker has showed an extent of optimism in the property moving market, with economic recovery expected in the UK regions. In the coming year the statistics include a forecast that UK house price growth will be approximately 5% in 2015 overall, and up to 9% in the area of greater London. This has led to much comment from leaders concerned with the field of property, including renowned solicitors Richard Webster.

These statistics could be considered surprising, especially in light of the upcoming General Election and subsequent political uncertainty. Such an optimistic outlook suggests that movements within property are thus likely to be frequent and the market is to remain active. This may be potentially influenced by the falling oil prices and unemployment in the last months of 2014 and entering2015.

The report also highlights interesting trends in purchasing habits. Those buying a larger country property for their primary home was at 79% whilst for 8% country property was being used for purposes of investment. Tis interest within larger country properties could suggest that the transfer of money within expensive and rare fields of property may become more frequent, and therefore provides a professional, sensitive management.

Richard Webster is a renowned East leigh property solicitors with UK-wide legal links, frequent commentators upon the proper market and purchasing trends. "The positivity towards the future of the market is certainly encouraging" a spokesperson said "And therefore its all the more essential that people seek the right legal assistance when making their moving choices.

With increased transactions expected, people need to make sure they have all the relevant procedures in place to get the property they want. This may include obtaining contrast for negotiating and exchange, as well as all the appropriate mortgage and land registry formalities. These sound complex, but as a solicitors we take provide in providing these services to thousands of clients every year to help them make the best property choices."
