KoniMari Craze Deluttering Advice Making Waves and Helping Realtors Prep Homes for Sale

Every once in a while, pop culture serves up a "flavor of the month" that can be of real help to clients trying to sell their homes. Right now, the name on everyone's lips is Marie Kondo, the decluttering guru whose KonMari Media brand is all about helping people to tidy up.

Fairfax, VA -- (ReleaseWire) -- 01/29/2019 -- Kondo has made a name for herself with good reason. Her decluttering advice is genuinely helpful, and she has several key tips that can be of particular use for those clients who just don't seem to understand how to prepare and present their homes for sale:

Start with the easy stuff. Deciding which kitchen utensils to keep is a lot easier than deciding which old love letters or photo albums to throw out.

Avoid nostalgia and keep things of genuine importance. The turn of phrase Kondo has become really famous for is "ask yourself if this item sparks joy." It's basically a shorthand for eliminating the "maybe" pile and keeping items that are really important.

Don't store what should be discarded. Spending money on storage of items the client is never going to look at again is just a form of the expansion of clutter.

Declutter by category. Deal with all the books at once, for example, and all the clothing at once, and so on. This prevents items in certain categories from creeping between rooms and obstructing the decluttering process.

Keep paperwork in check. Paperwork is an element of life that can get out of hand quickly. Clients should ensure that paperwork is all kept in one room and be absolutely ruthless about keeping only the true essentials of finance, insurance and contracts.

With Marie Kondo getting her own Netflix series, KonMari represents a great hook for getting clients really interested and engaged with a decluttering process that can be immensely helpful in selling their home.

Getting Into Real Estate: Leaping the Financial Hurdles

For new agents trying to get into real estate, one of the most essential steps is making sure you have the financial stability to make it through your first year. There are several recommended ways to make sure you're ready to leap those financial hurdles.

Fairfax, VA -- (ReleaseWire) -- 11/27/2018 -- Saving before you start, taking advantage of financial grants, using personal and business loans and studying online are all useful methods of starting off on the right financial foot. You can also ease strains on the cash flow of your new business by making use of commission advances from a reputable company.

Saving before you start. It can take some time but also puts less strain on your finances to identify your likely costs for your first year up front and try to save that money before you begin. There are ways to accelerate this process such as working a temporary side gig, selling unused items in your home or converting gift cards to cash. Most important of all is creating a budget and sticking to it religiously.

Seeking out real estate licensing grants. Local real estate associations may offer financial assistance focused on getting fresh faces into the field. Research such opportunities in your area and take advantage of them.

Applying for a personal or business loan. Loans can be a great way to help address start-up costs for those who have good credit and a solid plan for repaying those loans. Shopping around at both online and traditional lenders can help you find a better rate.

Studying online. Taking your pre-licensing course online could save substantially on the costs of commuting to a classroom.

Using a commission advance service. One of the biggest challenges agents can face as they get started is the long wait times that can occur between finalizing a contract and the actual payment of commission. Cash flow and the ability to buy necessities for your office can be constrained as a result. You can best deal with this problem by getting a commission advance at competitive rates through an experienced provider such as Commission Express.

Of course, finances are only part of the picture. There are many other things a new agent needs to survive and thrive in real estate, including a strong commitment and work ethic, an overall business plan and a willingness to ask for help. That said, being in a strong financial position from the get-go is one of the most crucial requirements of all. Taking the right steps and finding the right support will stand you in good stead for future growth and success.

Improving Your Productivity ... by Letting Go

No matter the season, there's always something for real estate pros to strive for. Perfecting our planning, stepping up marketing, finding more leads, community participation … it can get exhausting. Sometimes we need to take stock and think about another path to productivity: by letting go.

Fairfax, VA -- (ReleaseWire) -- 10/31/2018 -- No matter the season, there's always something for real estate pros to strive for. Perfecting our planning, stepping up marketing, finding more leads, community participation … it can get exhausting. Sometimes we need to take stock and think about another path to productivity: by letting go.

To say letting go isn't to say all those things aren't important. It's more about keeping perspective. There are several key traits that every professional needs to succeed but that can also actually reduce our productivity if we're not careful:

Energy on Overdrive. One of the toughest things to learn is when to say "no" to an opportunity, perhaps one that, if it had come along at a different time, would be impossible to resist. But the drive to seize on every opportunity can become self-defeating if you can't deliver well on all of them. Letting go here means putting the drive to take on new projects in perspective, to step back and seriously assess how you can invest your time most effectively and when it might be time — however difficult it might be — to say "no."

Perfectionism. Wanting to attain excellence is also, obviously, a value we should all strive for. But this too can become a drag on productivity if we fear letting something out of our hands until it has been done to 100 percent perfection. It can slow us down and wreak needless havoc with deadlines and schedules. Letting go of perfectionism means accepting that there's a point when you have to let go of the "perfect" vision in your head and run with the "good" you can deliver on-schedule.

Constant Research. Being the most informed and up-to-date you can possibly be about current trends, technologies and techniques is a positive and indeed necessary thing. The best agents are the ones who never stop learning. But it can also become an obsessive quest that crowds out action in the present moment as too much of our schedules become subsumed in the quest to know more. In the end, letting go here means accepting that wisdom lies in knowing that you can't know everything, no matter how much you'd like to; there's a point at which we have to pry ourselves away from our screens and put the knowledge we have into action.

As we come into the holiday season, these are three areas where it's worthwhile to consider if there are things we can let go and priorities we can reassess to help us be both more productive and happier in the work we do. Take some time to slow down and really take stock of these things. You won't regret it.

About Commission Express
Commission Express was founded almost three decades ago with a single goal: to help real estate professionals enjoy the financial peace of mind that comes from a regularized cash flow, without having to tighten their belts through long periods of waiting between the finalization of a contract and the actual receipt of a commission. Built around that goal, we became America's single largest franchise-driven commission advance company, offering peerless customer support and commission advances at remarkably competitive rates. That mission has given us a singular outlook on this sector that we're always happy to discuss with our professional peers.

For more information on this press release visit: http://www.releasewire.com/press-releases/release-3.htm

Media Relations Contact

Nicole Sunderland
National Office Manager
Commission Express
Telephone: 888-560-5501
Email: Click to Email Nicole Sunderland
Web: https://www.commissionexpress.com/

Key Reasons to Keep Up with the Conference Calendar

There are important benefits in going to conferences as a Realtor, and it's always a good time to assess the space in your schedule for these professional networking events.

Fairfax, VA -- (ReleaseWire) -- 09/26/2018 -- Conferences present opportunities to meet and greet with your peers, stay current with your ongoing education about trends and technologies, gather fresh business ideas and showcase your involvement with the communities. Though it can seem like there's a never-ending procession of these gatherings in any given year, there's almost always solid value to be had in attending.

If from time to time you find yourself needing a few reminders about the key reasons to keep showing up, consider:

Peer networking is crucially important for professionals in any field. It's always both personally and professionally rewarding to share ideas, learn and seek out opportunities to collaborate in a community. It can also give you a fresh perspective and broader awareness of developments in your field and reduce the tendency to feel isolated, which in turn can keep burnout and professional stagnation at bay.

Discussion and training sessions can refresh your knowledge base in ways no amount of internet research can match. There are almost always breakout sessions to help you keep current with trends and technologies. Impromptu learning sessions and discussions can be just as valuable. Some conferences even count toward continuing education (CE) credits that can keep your license current.

Demonstrating your involvement to clients can be a useful marketing tie-in. You can blog conversations with conference speakers, highlight trends and technologies you've learned more about and generally bolster client confidence in your expertise by showing your dedication to the ongoing perfection of your craft.

Getting the opportunity to explore a new setting in cities you haven't visited before, and to meet colleagues from outside your local circle, is an important feature. This goes beyond purely professional considerations; it's also about the personal benefits of indulging in the social aspect of a gathering and in going afield from the convention center to explore an attraction or museum you've heard about.

Keeping up with your conference calendar can help you recharge your professional batteries, stay current with new developments and relevant to the Realtor community and provide opportunities for learning and development that you couldn't find otherwise. Make the time and you'll find it's always worthwhile.

About Commission Express
Commission Express was founded by a pair of experienced real estate brokers in Washington, D.C., in 1992. They recognized that real estate professionals needed a reliable solution to their cash flow problems. As contractors running independent small businesses, agents and brokers had marketable accounts receivable from earned but unsettled sales commissions, and the Commission Express innovation was to purchase those accounts receivable at a discount. They spent five years developing the systems and protocols that Commission Express uses today and have been offering franchise opportunities to entrepreneurs across America since 1996. There are offices today in most major metropolitan areas, and Commission Express has advanced thousands of commissions totaling millions of dollars.
What Customers Have Said About Commission Express

"Commission Express is local, and their rates are the lowest I could find around, so I have not shopped since I started using [them]. [The] process is very easy: Go online, answer some simple questions and attach a copy of the ratified contract ... when it's approved, which usually takes about one day, they can send a cheque electronically to my bank, or they can actually send me a cheque that I can print out locally." — Tobin S.

"I'm in the customer service industry, and my standard is excellence. That's what their standard is. I have received excellent care and excellent advice and have had an ongoing relationship with them for many years now. It's just the easiest thing you can do, and it's well worth it." — Tammy H.

About Commission Express
Commission Express was founded in 1992 by a pair of experienced real estate professionals who identified a need for greater stability of cash flow in the industry. They conceived the idea of using a process called "factoring," buying marketable accounts receivable at a discount, to provide favorable rates on commission advances. They spent five years developing the suite of tools that form the basis of the Commission Express business model and began offering franchise opportunities to entrepreneurs across the nation in 1996. There are now Commission Express offices in most major metropolitan areas, and they have handled thousands of commission advances totalling millions of dollars while cultivating a reputation for excellent service and support.
What Customers Say About Commission Express

"I had tried other commission advance companies. There's one that's got an alliance with RE/MAX that's very well known, and they were taking almost half my commission; in fact, I was giving more to them than I was keeping for myself. That's what caused me to ask around, was there a local solution? Commission Express is local, and their rates are the lowest I could find around." — Tobin S.

"Why I would recommend using Commission Express, number one: its excellent service. Number two: the benefits, the peace of mind, the way the company is run... it just really enables you to keep your mind off of your finances and focus on your work. I would say Commission Express are the best of the best, they are above the rest, and I mean that." — Tammy H.

Commission Express Building Realtors Careers

Commission Express was established to cater for the unique needs of Real Estate agents, from helping to maintain cash flow in between sales, to spreading helpful tips.

Fairfax, VA -- (ReleaseWire) -- 07/25/2016 -- Real estate agents already have a hard time accessing their funds as it is. Since they are paid on commission, their pay can be unstable, and this has its disadvantages. Realtors who have been in the game for a while know how difficult it was to maneuver through those first years. However, since real estate continues to be popular among people, it is important for agents to know of tricks to help them survive. It involves having a strategy.

Getting into real estate is like starting a business. Agents should note that they are not employees but the owners of the firm. Just like any good business, they must have a strategy that revolves around their goals, services, market pool, marketing plan, budget and capital among others. Here is a breakdown of the different parts of a strategy. Since it is new territory, an agent should have clear goals on what they want. The goals should be clear, realistic and achievable. When thinking of goals, it is important to know the things that are required to achieve the goals and obtain those he might not have.

There are different areas in real estate. It will be difficult trying to master all of them. Instead, the agent can focus in an area he is good in and specializes in that. The best idea is to focus on residential clients for some time before they can start listing homes. It will familiarize them with the business and earn them some income. When looking for an area to specialize in, they can consider the target market. Once they have identified the market, the agent should form a marketing strategy. They should be willing and ready to put some resources in marketing as this will get them, new clients. The agent should invest in a marketing strategy that is cost-effective and also has good returns. There are different marketing systems in place, and the agent should pick one that will use the least amount of resources but still deliver results.

As a new agent, it might be difficult to get top paying clients for some time. Before becoming stable, they should consider the amount of income at their disposal. It is important to have a budget that will act as a guide on how to spend money. One should also have a plan for earning some extra cash to cater for some increasing expenses like phone bills. Real estate is an investment that takes some time for returns to be seen.

The first few months will not be easy as it will be based on trial and error. As an agent, it is important to be motivated even when there are challenges. Once they start getting clients, they can go to Commission Express, who will help them become more financially stable hence giving them more time to focus on selling homes. They give real estate agents commission advances and even schedule marketing and advertising among others. Commission Express takes agents a step further in becoming stable and successful.
New Real Estate Reality Show in the Works with a Twist

Bravo recently announced the development of six new reality series, one of which is a highly anticipated real estate reality series entitled Real Estate Wars. The agents in it are all successes in real estate, because they found a way to supplement their income in between sales.

Fairfax, VA -- (ReleaseWire) -- 07/19/2016 -- The name basically says it all and should have agents just itching to grab a sneak peak. If you love a good reality show, drama, excitement, and real estate, then you'll likely find yourself on the edge of your seat with this one. It's the perfect set up—and the perfect storm.

Two of the top real estate teams in the country, in the country's third highest priced market will go head-to-head, competing for listings and sales. And to top it off, the real whipped cream or icing on top, they're already rivals. According to Bravo, the show is "sure to be exciting," because the world of real estate is "cut throat." Most exciting of all for couch bound real estate agents enjoying the show--the opportunity to learn tips and tricks from some of the nation's top agents by watching them in action.

Considering the fact that Orange County is having its best year following the Great Recession, Real Estate Wars is sure to be exciting and cut throat. According to data provided by the National Association of Realtors, Orange County continues to have the highest median selling price in regards to single family home properties, with a $713,200 average, up 3% from last year. And the new, resale, and condominium median selling price is up 5.9% from last year. The last peak for the county was in 2007, with a $645,000 peak prior to the Great Recession. Orange County cites the area's success is attributed to job growth, supply, and historical low mortgage rates, and not a "housing bubble" like attribution of the 2006 peak. So where is the location of the country's highest priced single family homes? That would be California's Silicon Valley, with an impressive—to say the least, $980,000 median.

With that said the Orange County market is ripe and prime for the picking with the development of this up and coming new series. It should be exciting indeed to watch as some of the country's top real estate agents, dressed in the best and looking like they're straight out of GQ or Esquire magazines selling some of the nation's most exquisite properties, battle it out to close the deal, and fighting over property listings. As for the cast of the new series, no one knows. However, there is some speculation. Reportedly, a picture with the hashtag "#greatthingstocome" is the center of the speculation. But Bravo has yet to announce anything official, and this includes an official premier date. All the world knows is that the next best thing in real estate entertainment is in the works.

Founded in 1992, Commission Express is a proven commission advance system for real estate professionals. As the #1 leader in commission advances for agents, agents can sell more homes faster.
The Great 'Brexit' and What It Means for Foreign Real Estate Buyers

Voters in Britain voted to exit the European Union (EU). This historical event that we'll dub the Great Brexit has led to immediate problems with the country's economy, and has also left many voters regretful of their fateful vote to leave the EU.

Fairfax, VA -- (ReleaseWire) -- 07/18/2016 -- As reality sets in for voters, the value of the "pound" has declined, and the stock market plunged, the lowest plunge in over 30 years. The effects and fallout of Britain's decision to leave the EU will be felt globally, but for the U.S. the effects are positive in regards to the real estate market. Foreign buyers are predicted to invest more in the United States as the U.K.'s economy pulls itself back together. With London dubbed as the world economy's center, this problem is viewed by some as a mere stumbling block.

If you've heard about the Brexit and have no idea what it means, this brief definition should shed a little light on the matter. The word itself is a combination of the country's name, Britain, with the word "exit."

While the effects of leaving the EU are economical, the decisions to leave had nothing to do with economics. Voters in favor of leaving wanted more control of immigration and more boarder control. The campaign's slogan was "take control." Perhaps this sounds familiar for U.S. readers.Voters in opposition of leaving forewarned and worried of the economic collapse they would soon face if the country left the EU. It seems that those in opposition were correct. While things look bad at the moment, they're only predicted by economists to get worse before improvement.

London is a long-time real estate competitor of the U.S., particularly the New York City market. London has always been a hot spot for foreign buyers. According to Yahoo Finance, it is estimated that in 2013, about 44% of about three quarters of "newly built central London residences" were purchased by "non-Brits."

With Britain's decision to leave the EU, it is predicted to leave foreign real estate investors hesitant to invest, taking their money elsewhere—particularly to the East Coast of the U.S. The United Kingdom's real estate market is predicted to suffer annual declines by about 5% or more within the next two years.

U.S. Elections Bare Resemblance to the Great Brexit.

While the future looks bright for the U.S., naysayers predict that foreign buyers may hesitate to heavily invest in the U.S. market due to the uncertainty of the upcoming presidential elections. The U.S. campaign to control borders and control immigration bares stark resemblance to what transpired in the U.K. The results of that historical decision likely has the world waiting in anticipation of the fall 2016 presidential campaign in the United States. Regardless, the U.S. market will likely see an increase in its major centers such as New York City, Los Angeles, Miami, etc. but the increase may only be nominal for the aforementioned reasons above. As a realtor, this can be concerning, so talk to a company dedicated to providing realtors with necessary services such as commission advances, Such as Commission Express.

Single Lady Home Appreciation Versus Single Men

Recently, realtor.com reported that property owned by single women tends to appreciate less than single men. This was backed, of course, by stats.

Fairfax, VA -- (ReleaseWire) -- 06/28/2016 -- It is a fact, that in most states, property owned by single men does appreciate more often than the single ladies in the same states. There were a few exceptions with ladies leading in home appreciation in the following states: New York, New Jersey, Massachusetts, North Dakota, Kentucky, Kansas, and Virginia. As for the remainder of the country—you guessed it, their male counterparts take the lead. But the real question is…why?

Unfortunately, it is true that men tend to make more than ladies, regardless of affirmative action laws, etc. This is just the way it is. And the stats back it. The same article listed the theory on annual income differences between males and females. It also mentioned that men tend to invest in homes that are worth more, resulting in the increased likelihood of future home appreciation. But do these things really have anything to do with it, or could something else be at play here? Is this theory, or fact?

The real reasons for home appreciation; the truth is, gender has nothing to do with a home's appreciation. And neither does the value of the home. Of course, a home that's not taken care of and maintained is at risk of depreciation. But when it comes to the actual long-term appreciation of the home—the home and the annual income of the property owner has nothing to do with it. It all boils down to—location.Perhaps it's possible, theoretically, that males simply invest more wisely in the location of the property. And that in the states where the female takes the lead in home appreciation, those females, too, made wise location investments, because as any realtor knows, it's all about the location.

There are several drivers when it comes to increased appreciation of a home due to its location. What location drivers can make or break a home? Investopedia cites factors such as neighborhood types, the average age of persons residing in the neighborhood, unattractive homes, smaller homes, and the future development of the land affect appreciation.Regarding neighborhood types, examples include family friendly areas with little traffic—areas that are safe for children and pets. Regarding the small and unattractive home why would the small, unattractive home appreciate more than the more stylish, higher priced home? Because of the local area's supply and demand. To even out the playing field for males and females, it looks like females should look more into the location of the property their investing in, if ROI is truly something they're after, which leads to another question. How do we know the intended goals of the single ladies? Maybe they weren't thinking about home appreciation? In the end, if anyone, male or female, wants to expect a hefty return on investment when investing in real estate property, the eye should be on the land and not just the home that sits on the land. Buyers should look beyond the price of the home and the style of the home, seeing into the value of the land and try seeing into the crystal ball of the future as to what the future holds for that piece of land.

Realtors should be knowledgeable about all new reports coming out, such as these, in order to provide their clients with the best advice.
Why Commission Express Is Best for Real Estate Agents

Commission Express reveals the main advantages of relying on commission advance, rather than personal loan or line of credit to free up some cash for a real estate business.

Fairfax, VA -- (ReleaseWire) -- 06/22/2016 -- Commission Express is pleased to see that Washington Post's latest forecast for the year 2016 sees a continued rise in house prices, coupled with lower interest rates for first-time home buyers. This has meant that real estate agents have had only to gain by focusing all their efforts, and seizing their opportunities to sell, spurred by the momentum of this macroeconomic trend.

So, business is booming. But that doesn't mean that realtors have reaped the benefits just yet. All estate agents know that gaining access to their commission can take months, and that may be longer than some are prepared to wait for their hard-earned money. From the time a transaction is settled, and up until the moment it's closed, real estate agents may have operating expenses that outweigh their available liquidity. At this point, Commission Express recommends that realtors weigh their options carefully.

Personal loans can be convenient, but the lender charges interest on the entire amount borrowed, whether the borrower uses the money, or not. They don't require collateral, which makes them available to just about anyone.

A line of credit gives borrowers a source of funds to tap into at their discretion, paying interest only on what they draw out. But it comes with a catch. The lender sets out a maximum limit, and the borrower can't go beyond that. The most common types of line of credit are the credit card and home equity, both of which are readily available and tend to make borrowers use up more money than they really need. Depending on the state of the economy, this may also not be the optimum alternative for those who prefer to pay the lender back fixed amounts consistently, because the interest rate is usually variable. Still, the interest rate tends to be smaller than what banks charge for personal loans.

About Commission Express
Commission Express allows realtors to use their own money, instead. It can take months for funds to come in after a contract is ratified, but a commission advance can be cleared in a matter of hours. Also, the value of the advance can be decided between the realtor and Commission Express, and it can be part or all of the commission earned by the real estate agent. The realtor receives the agreed amount, while lender is reimbursed at settlement.

Commission Express Explains the Importance of Analytics in Real Estate Marketing

Digital marketing continues to become more and more important for real estate businesses. As a result, real estate agents should be making more use of analytics, which will enable them to engage in the continuous improvement, essential to long-lasting success.

Fairfax, VA -- (ReleaseWire) -- 06/20/2016 -- No business can succeed without monitoring its revenue-earning operations, which tells it what is working and what is not, so that it can make small changes for better performance. Real estate businesses are no exception to this rule, real estate agents have to put in just as much time and effort into such activities as their counterparts in other industries. Fortunately, the rising importance of digital marketing means that there exists more systems than ever before that will help identify and capitalize on different opportunities.

There are all sorts of tools that can be used to collect information about a real estate agent's digital marketing opportunities and then compile it into a useful document pointing to the most appropriate course of action. For example, Google Analytics can highlight the general demographics of people who have been visiting their websites, when they have been visiting their websites, and the general geographical location of visitors. This information, when used properly can point out the possible reasons behind said visits, as well as opportunities for expansion. Likewise, social network consolidators such as HubSpot can provide similar information for social media websites, which in turn, can be used to come up with similar conclusions.

By using these tools, real estate agents can achieve a better understanding of their potential clients, which help them come up with better marketing campaigns directed towards a specific type of consumer. In turn, better marketing campaigns, mean more efficient and effective results, leading to a boost in sales conversion rates, while also saving on sales costs in the process. Better still, such tools are not a one-time use, but something that can be used at any time, to provide new and deeper insights. So that real estate agents can count on them to keep up with their competitors, and empower them to pull ahead of the pack.

Real estate agents who are not already using digital analytics should make sure to remedy that as soon as possible. This is because digital marketing has become so important that it dominates its counterparts under most circumstances. More and more people are using powerful mobile devices to do the research for their shopping, a trend that shows no signs of stopping anytime soon. As a result, real estate agents must adjust their revenue-earning operations in order to adapt to these new realities. They should not hesitate to count on resources such as Commission Express, if they find themselves struggling with some of the more challenging steps to this process.

The Virtual Real Estate Agent: Technology in...Agents Out?

Technology has changed the real estate game, but that doesn't mean that realtors should worry.

Fairfax, VA -- (ReleaseWire) -- 06/13/2016 -- With the availability of so much technology and a wealth of real estate information readily accessible on the Internet for buyers, what does that mean for real estate agents? Is it possible that all of this technological advancement could reduce the need for the agent, because it's easier than ever for buyers to become educated through Google University?

According to stats, which you'll find below, this is not a factual notion. While technology is "changing the role" of the agent, according to CNBC, buyers would be selling themselves short by attempting to purchase one of the biggest investments in their lifetime without an agent. In fact, that's a gamble that many buyers just don't want to take.

The Verdict is in…

Factually, the world-wide-web does in fact make it easier for potential buyers to find the home of their dreams- with most taking advantage of the ease of access to locate the perfect home to invest in by using the Internet. However, use of the web to find a home, along with a little home buying education, is about as far as it goes for buyers during the real estate process.

According to the NAR 2015 Highlights of Home Buyers and Sellers, the actual number of FSBO (For Sale by Owner) has dropped dramatically to just 8% in 2015, with 87% of buyers purchasing through a real estate agent. More interestingly yet, potential buyers may not start out with an agent during the process.

In 2015, 42% of buyers looked online to find the perfect home before contacting an agent. While 82% of buyers found the web to be a great source of useful information during the buying process, most individuals are more comfortable sealing the deal through an agent.

Why are buyers more comfortable with an agent?

Realtor.org cites the local market knowledge and resources as "unparalleled." This knowledge is beneficial to both the buyer and the seller. In addition to the experience and knowledge of the real estate agent proving beneficial to buyers, there's also the fear factor that is believed to come into play when attempting to purchase without an agent. Many people are simply afraid to cross that line without expert assistance and guidance.

The Internet Opens Doors

In the end, while the Internet has the power to open doors and to educate, it's just safer to seal the deal through an agent. Having an agent on your side is comparable to insurance. Your agent is there to protect you, and to make sure you not only get the best deal on the house you want, but that you're not taken advantage of in any way.

Your agent can answer questions that Google might not have the ability to answer, and your agent delivers the human experience that most people desire in most aspects of life.

Speaking of the human aspect, NAR highlights of home buyers and sellers for 2015 also cites that 41% of buyers purchasing through an agent, found their agent through a friend, relative, or neighbor. And 88% would not only use the same agent again, but they would also refer their agent to other prospective buyers. Before the final sale, it isn't uncommon to need a little money flowing into the business. That's why Commission Express is here, offering a fast advance on commissions with low interest rates and a free 30 day grace period from the projected settlement date.

Commission Express Suggests Embracing Small-Time Real Estate Investors

Real estate properties have long been touted as excellent investments. However, it should be noted that real estate investment is not limited to those with high incomes, meaning that there are intriguing opportunities for real estate agents who are willing to make bolder but more unorthodox choices.

Fairfax, VA -- (ReleaseWire) -- 05/26/2016 -- There are a number of reasons that real estate properties are often recommended as investments to interested individuals. For example, there is how real estate properties have a physical existence, meaning that there is a limit to how much their value can fall under normal circumstances, which can come as enormous reassurance to more cautious investors. Furthermore, real estate properties can increase their owners' wealth through a number of means, including but not limited to rent revenues and the increase in value that is the natural consequence of an economy doing well. Regardless, while people with high incomes tend to have the easiest time becoming real estate investors, it should be noted that there are also opportunities available for people with smaller incomes as well. Something that can mean intriguing opportunities for real estate agents who are searching for a niche in their local real estate markets to call their own.

Generally speaking, small-time real estate investors can start out by purchasing real estate properties that they can also live in, thus enabling them to save on costs while still benefiting for their earning potential. For example, one small-time real estate investor might choose to live in a house while they are in the course of conducting repairs and renovations for its eventual resale, which can be somewhat unpleasant but nonetheless surprisingly profitable under the right circumstances. In contrast, another small-time real estate investor might buy a small multi-family property, choosing to live in one of the units while renting out the others. As a result, real estate agents that can find such real estate properties on a reliable basis can find a lucrative market in people with smaller incomes but still interested in maximizing their returns over time, particularly if they are also able to point said individuals in the direction of lenders who are willing to support them with their dreams. After all, one of the best reasons for people to become real estate investors has always been the fact that real estate properties can be purchased in part using credit, which is one more reason that real estate investment is actually more accessible than most people would imagine.

With that said, real estate agents who are interested in tapping into the potential of this particular segment of the real estate market should also be prepared to spend more time and effort engaging interested individuals than normal. This is because the people who are willing to become small-time real estate investors tend to be extremely ambitious and extremely energetic, meaning that they will want to make the most use of the expertise and experience that are available to them. Real estate agents who are preparing themselves to interact with such intense clients should not hesitate to make use of the resources that are available to them as well, with Commission Expression being the foremost example.

Commission Express Recommends the Use of Videos

#1 Commission Advance Company, on the secret of some realtors’ success, detailed real estate videos.

Fairfax, VA -- (ReleaseWire) -- 05/23/2016 -- Real estate agents should be using videos to market real estate properties to potential buyers, that cannot make it to personal tours. However, they need to make sure that their videos have been done well, because a bad video can do a great deal of damage to their sales efforts.

Changing times result in changing marketing methods. This means that real estate agents must be prepared to keep up, unless they are willing to run the risk of being rendered less and less competitive compared to their competition. One example is the use of videos, which can serve as a substitute for showing real estate properties in person, as well as a way to convince interested individuals that they should take the next step in the sales process.

Videos are useful, because visuals can communicate much more information, in much less time than even the best of their text-based counterparts. Potential buyers, will watch these because they take very little time or effort to watch, and the buyers tend to trust the footage more. This is particularly true, since many companies fall to the temptation of manipulating pictures and text in their favor, whereas it's harder to do the same to videos.

However, it should be mentioned that bad videos can cause significant setbacks to the sales process, because they damage the potential buyer's belief in the real estate agent's professionalism. As a result, if real estate agents lack either the necessary expertise, experience, or equipment for shooting video footage, they should hire a local real estate videographer to do it for them. Real estate agents shouldn't have a problem finding a suitable real estate videographer, so long as they are willing to do some searching of their own, whether through their contacts or through their search engines of choice.

With that said, it is important to note that not all real estate agents can expect the same level of benefit from showing their real estate properties through video, as there are many factors that could influence its success- such as the clientele or the size of the city. As a result, each real estate agent should use their own judgment to determine whether videos are right for their real estate businesses or not. However, if they feel that they can benefit from the advice of others, they should not hesitate to seek out useful resources such as those found through Commission Express.

Commission Express States That Gen Y Home Buyers Mean New Risks and Opportunities for Real Estate Agents

In 2015, the National Association of Realtors released statistics showing that Generation Y made up 32 percent of all home buyers, which presents both risks and opportunities for real estate agents seeking to thrive in the changing real estate market.

Fairfax, VA -- (ReleaseWire) -- 05/12/2016 -- The real estate market is in a constant state of change, which presents both risks and opportunities for the real estate agents who are seeking to thrive in it. For example, the National Association of Realtors released some interesting statistics in 2015 about the changing makeup of real estate consumers, with one example being how members of Generation Y now make up 32 percent of all home buyers, which is more than that of all other generations.

This is a serious issue because different generations have been shaped by different influences, meaning that the marketing approach that worked well with one particular generation might not work so well with other generations. As a result, real estate agents who are unprepared for Generation Y home buyers should start adapting their marketing approaches as soon as possible since the passage of more and more time will make them more and more important in the real estate market. This is particularly true because chances are good that future generations will have more in common with Generation Y than with earlier generations.

One way that Generation Y home buyers differ from their predecessors is how they have grown up with the Internet, thus making them that much more receptive to Internet-based marketing tactics. For example, Generation Y home buyers get more of their information from blogs, social media sites, and other online sources, meaning that real estate agents have to engage them through those mediums rather than their more traditional counterparts if they want to have the most success. Similarly, Generation Y home buyers are also avid adopters of the phones and other mobile devices that have come to dominate Internet use, which means both risks for real estate agents who ignore mobile and opportunities for their more flexible competitors.

Fortunately for real estate agents who are struggling to understand what they can do to accommodate Generation Y home buyers as well as how they should do those things, there are all sorts of businesses out there that cater to their needs. Simply put, if they need a real estate mobile app to keep their services fresh in the minds of their potential clients but lack the expertise and experience to develop it on their own, there is no shortage of app developers aimed at the real estate sector out there. However, choosing the right partners is much easier said than done, which is why real estate agents should also do their best to keep up with the times by paying attention to Commission Express as well as other real estate resources. By doing so, they can make use of other people's expertise and experience as needed while also protecting their own interests in the process, thus ensuring the best results possible under the circumstances.

Commission Express wants anyone selling or thinking about selling a home or piece of property that it is a seller's market.

Fairfax, VA -- (ReleaseWire) -- 05/06/2016 -- Commission Express states that all's well that ends well—for sellers. Spring of 2016 marks a robust season for sellers due to the attraction of low interest rates to buyers in spite of high home sale prices, leading to an increase in sales. According to Jonathan Smoke, chief economist of realtor.com, the real estate market is the healthiest the market's seen in decades. Smoke attributes this success to increased demand, the country's low mortgage rates and "strong employment."

Location, Location, Location

It's a seller's market, but CNN Money says that your location is key in determining success. Regardless of what you read when researching the market for spring of 2016, chances are likely that you'll find article-after-article letting you know that the West Coast and the Midwest are where it's at for the market. Not only is the market booming on the West Coast and the Midwest, but buyers are reportedly "bidding" above the seller's asking price. Perhaps this could be attributed to the difference in overall economics on the West Coast.

Yo-Yo Inventory Growth

It seems that inventory growth peaks and flows; it goes up and down with more downs than up. The market is fluctuating and in April there were nearly 550,000 new real estate listings, increasing the market's inventory by 2% during the month of March. During the same month, because sales continued to pick up, inventory growth dropped again. Homes are selling on average, within a 2-month time period from the moment the home was put on the market to the moment the buyer signs the contract.

Tax Breaks for Sellers

Other benefits for sellers include tremendous tax breaks, which are enjoyable in any year; not just 2016. Tax breaks such as selling a home and profiting up to $250,000 for a single home seller, or up to $500,000 for a married seller, and the profit not counting as income when it's time to file those taxes.

As long as you lived in the home for a minimum of 2 years out of the 5 years that you owned the home, it doesn't count. You reap the rewards without the need to pay Uncle Sam. Other tax breaks include a property tax reduction, home improvement deductions, and selling cost deductions if you don't qualify for the first aforementioned tax break above.

West Coast and Midwest Markets Are on Fire

Again, the West Coast and the Midwest markets are where it's at for sellers. Key cities within these regions are seeing homes change hands up to 45 days faster compared to other market areas in the country. Key states include, of course, California, Colorado, and Texas cities taking the lead for sales. Experts chalk this increase in sales in these regions up to tight inventory as with other regions in the country.

The decrease in supply, leads to the need for buyers to make bids exceeding the asking price of the buyer, again, leading to a win for the seller. In the leading cities of the West Coast and Midwest, sellers are getting more than what they're asking for. Add to the mix low interest rates and the fact that these regions are popular areas to relocate, and we've got a win-win for the seller.
